When's the Best Time to Pave in Mesa?
You'd think with all the sunshine we get, any time would be perfect for asphalt work, wouldn't you? Not quite. While we don't have to worry about freezing winters like folks up north, our summers definitely bring their own challenges. When I chat with people about their parking lot projects, whether it's for a small business or a bigger commercial property, the first thing we always talk about is the calendar.
For new paving or a major overlay, I always tell folks to aim for the cooler months. That's usually from October right through April. Why then, you ask? Well, the asphalt mix needs specific temperatures to cure properly. If it's too hot, like those 115-degree days we often see in July and August, the material can either cool too fast or, on the flip side, stay too soft for too long. Either way, it makes proper compaction tough. You really want that sweet spot where the ground isn't scorching and the air temperature is just right. This gives the asphalt its best shot to bind and set up strong, meaning you get a surface that lasts a lot longer.
Weather Woes: What Else Affects Our Work
Beyond just the heat, there are a couple of other weather factors we really pay attention to here in Mesa. Rain, believe it or not, is a big one. Even though we don't get a ton of it, a good monsoon downpour can stop a project dead in its tracks. You simply can't pave on a wet sub-base; the water messes with the integrity of the layers underneath the asphalt, and the asphalt itself just won't stick right. So, if we've had a recent storm or one's in the forecast, we'll probably need to shift the schedule around a bit.
Wind can also be a real problem, especially for things like sealcoating or line striping. A strong gust can kick up dust and debris, embedding it right into a fresh sealcoat. Or, it can make it impossible to get those clean, straight lines you want. We're always checking the forecast for high winds, particularly when we're working on bigger, more exposed parking lots — maybe out near the Falcon Field area, where it can really whip through.
Protecting Your Investment Year-Round
Once your parking lot is paved, your job isn't quite finished. You've put a lot of money into it, and you want it to last, right? Here's how you can protect it through all our Mesa seasons:
- Regular Sweeping: Dust and debris are a constant battle here. Sweeping regularly stops small rocks and grit from grinding into the surface, which causes wear and tear way too soon.
- Crack Sealing: This is huge. Our extreme temperature swings — hot days, cooler nights — make asphalt expand and contract. That leads to cracks. Get those cracks filled early. It keeps water from getting underneath and eroding the base, which is what truly destroys a parking lot. Don't wait until they're potholes, seriously.
- Sealcoating: Think of it like sunscreen for your asphalt. Our intense UV rays are brutal on pavement. Sealcoating every few years protects the surface from oxidation, keeps it looking good, and really extends its life. It's a critical part of any good maintenance plan for a Mesa parking lot.
- Address Drainage: Make sure your drainage is doing its job. Puddles that sit on asphalt for too long will soften the surface and lead to deterioration. If you spot standing water, it's something to fix quickly.
